Legal and Costs

English speaking lawyers will ensure a trouble free sale.
To protect the buyer before any contractual work is done, the lawyer will:
  • Search the titles to ensure the vendor holds an absolute title (deed) to the property.
  • Check that all taxes regarding the property and the vendor are paid.
  • Check that the property is based on a lawful planning permission.
  • Check boundaries of land.

  • Time factors for a sale can depend, but an average is 6 weeks.
    A power of attorney can be appointed if required – a person of your choice or your
    lawyer – who will then act on your behalf.

    Costs

    From the negotiated purchase price we extract our commission from the seller.The buyer will be charged 2% commission plus VAT on the sale price by us to handle the sale.On the purchase price you should then budget an extra 10 - 12% for other expenses including:
    • Notary charges
    • Lawyer’s fees
    • Purchase and municipality taxNotary charges - are  appox 1.5 - 2% of purchase priceLawyer’s Fees – are approx 1.5 - 2% depending on complexity of sale.Purchase tax – is determined by the tax office and is calculated by the size, age and location of property.Working in conjunction with the Alpha Bank in Acharavi, we can help you open a bank account, make arrangements for the safe transfer of any monies. Their excellent service will help you feel safe and secure. You can also apply to raise extra funds if needs be. A 10% deposit is usually all that is required to secure a sale.
